Market Value
The amount that would have been paid for the land if it had been sold at that time by a willing but not anxious seller to a willing but not anxious buyer.
Special Value
This describes how the valuer will assess any special value of the land to the landowner that puts them at a financial advantage i.e. the special value the owner would be prepared to pay to retain the land. It must be specific to the landowner only.
Severance
This refers to any loss attributable to severance generally arising from the separation or division of the land and as a result the reduced value of the remainder.
Disturbance
This encompasses any loss attributable to costs reasonably incurred by the landowner as a result of the acquisition including but not limited to legal costs, valuation fees, relocation costs, stamp duty, mortgage costs, and any other financial costs associated with the acquisition.
